One of the first steps in listing your home is completing the required paperwork and disclosures. Here’s what to expect and when it’s due.

Documents You Will Receive

You’ll be provided with several important documents during this process, including:

  • Working with Real Estate Agents Brochure & Disclosure

  • Exclusive Right to Sell Listing Agreement

  • Residential Property & Owners Association Disclosure Statement

  • Mineral, Oil, and Gas Rights Disclosure

  • Lead-Based Paint Disclosure (if your house was built prior to 1978)

  • Your own list of all improvements, along with any invoices and permits

When Is the Paperwork Due?

  • The Working with Real Estate Agents Brochure and Disclosure must be completed at our first substantial contact, before any personal information is shared.

  • The rest of the paperwork is due at the time of listing.

  • You’ll sign the Listing Agreement after discussing terms and completing all disclosures.

We’ll also ask detailed questions about your home so we can represent the property accurately.

What Disclosures Are Required?

North Carolina is a “Buyer Beware” state, but the real estate trend leans toward full disclosure. As licensed North Carolina real estate agents and REALTORS®, we are obligated to disclose any known or reasonably discoverable material facts about the property.

You’ll be required to complete:

  • The Residential Property and Owners’ Association Disclosure Statement, which provides in-depth information

  • The Mineral, Oil, and Gas Disclosure

  • The Lead-Based Paint Disclosure (if your home was built before 1978)
